Insurance Provisions
The Association carries insurance on the buildings and common areas. Owners are prohibited from doing anything to increase premiums or to cause cancellation of insurance. Unit owners are to report losses promptly and to cooperate in the adjustment of losses. The Board suggests that owners and renters purchase personal property insurance for losses not covered by the Master Policy.
Insurance – individual renters and owners
PRVA provides a Master Policy but this does not cover everything, so you and/or your renter needs to have ‘owner’ or ‘renter’ insurance as well. Don’t wait until it is too late. (i.e. if the building burns down, PRVA insurance pays to rebuild the structure and your insurance pays for personal possessions such as furniture, rugs, etc.
The homeowner is responsible for the first $10,000 deductible per occurrence. There is also a $2500 ice dam per unit deductible.
As of 4/1/2019, homeowners with a pellet stove have a per unit deduction of $25,000 and will need to increase the current $10,000 deductible to $25,000 on their HO6 homeowners’ policy. The $25,000 deductible would only be used if the claim resulted in a fire caused by a pellet stove.
